Project Overview

This project covered 8,500 sq ft of outdoor construction for a private villa in Tilal Al Ghaf, one of Majid Al Futtaim's master-planned communities in Dubai. The scope included hardscaping, softscaping, a swimming pool, an outdoor kitchen, and full irrigation infrastructure.

We delivered the outdoor works as part of a wider contracting scope that included coordination with the villa's main build timeline. Outdoor construction in gated communities like Tilal Al Ghaf requires close alignment with the developer's handover schedule and community guidelines — landscaping crews, material deliveries, and heavy equipment all need pre-approved access slots from the community management team.

Tilal Al Ghaf sits on a relatively flat sandy terrain, which meant grading and drainage design were the first priority before any hardscaping or planting could begin. Without proper fall calculations, water pools on paved surfaces and root zones get waterlogged — both common problems in Dubai outdoor projects that skip this step.

Project Details

Hardscaping and Structural Outdoor Elements

The hardscape package made up the bulk of the outdoor works. This included natural stone paving for the main terrace and pool surround, a pergola structure with a steel frame and timber cladding, and boundary walls finished with rendered block and capping stones.

The outdoor kitchen was built as a permanent masonry structure with a granite countertop, built-in gas BBQ, a sink with hot and cold supply, and under-counter storage. Utility connections — gas, water, drainage, and electrical — were trenched during the early groundworks phase and stubbed up at the kitchen location, so the finished structure simply connected to pre-installed services.

The pool was a reinforced concrete shell with a mosaic tile finish, edge-to-edge overflow detail, and a below-grade plant room housing the filtration, heating, and chemical dosing equipment. We built the pool early in the programme while ground access was still open, which is a sequencing decision we make on most villa landscape projects to avoid tearing up finished paving later.

Our project management team tracked material lead times closely on this one — the natural stone was imported and had a 6-week lead, so procurement started well before the site was ready for paving. That kept the installation on schedule instead of waiting on deliveries.

Softscaping, Irrigation, and Lighting

Planting was designed around species that handle Dubai's summers without excessive water demand. The palette included date palms, bougainvillea, jasmine, and low-water ground cover — all common in UAE residential landscaping because they're proven performers in this climate. Larger specimen trees were craned in and staked to protect them from wind displacement during the establishment period.

Irrigation runs on a drip and micro-spray system connected to the community's TSE (treated sewage effluent) line, which is standard in Tilal Al Ghaf and significantly reduces the homeowner's ongoing water costs compared to mains supply. The system is zoned by plant type — trees, shrubs, and ground cover each have separate circuits with different run times and frequencies — and controlled by a smart timer that adjusts watering based on seasonal schedules.

Outdoor lighting covered pathway bollards, tree uplighting, underwater pool lights, and task lighting over the kitchen area. All external circuits were run in armoured cable to IP65-rated fixtures, which is the minimum spec for outdoor electrical work in the UAE. The lighting layout was designed in coordination with the fit-out team working on the villa's interior, so the transition from indoor to outdoor lighting feels consistent when the sliding doors are open at night.
