Project Overview

This 12,500 sq ft villa in Dubai Hills was completed in 2024 for a private client within the Dubai Hills Estate community. The scope covered the full build — from structural shell and core through to interior fit-out, smart home wiring, and landscaped outdoor areas.

Our team handled this project as the main contractor, acting as the single point of responsibility across all trades. That meant coordinating structural, MEP, interior, and landscape subcontractors under one programme, which kept the build on schedule in a community where access windows and noise restrictions are tightly controlled by the master developer.

Dubai Hills has specific construction guidelines set by Emaar — everything from hoarding standards to delivery vehicle timing. Having built in master-planned communities before, we knew what approvals were needed and when, which saved weeks on the front end.

Project Details

Structural Build and Architectural Detailing

The villa's structure was designed around large open-span living areas with ceiling heights reaching over 4 metres in the ground floor reception zones. That called for reinforced concrete frames with carefully calculated beam depths to keep the spans clean and column-free where the architect wanted uninterrupted sightlines.

Foundation work was straightforward for Dubai Hills — standard raft foundations on the area's sandy soil profile — but the real complexity came from the architectural detailing. The design included floor-to-ceiling glazing across the rear elevation, cantilevered balconies on the upper floor, and a double-height entrance void. Each of these required close coordination between our structural team and the architect to make sure load paths worked without adding visible supports.

External finishes included natural stone cladding, aluminium composite panels, and high-performance glazing rated for the UAE's thermal loads. We sourced and installed these through our construction management process, which meant each material package was tracked from procurement through to site delivery and installation sign-off.

Interior Fit-Out and Smart Home Systems

The villa's fit-out covered imported marble flooring throughout the ground floor, engineered timber on the upper levels, and custom joinery for the kitchen, wardrobes, and a home office. All joinery was manufactured off-site to shop drawings we reviewed and approved before fabrication — this is standard in our fit-out process because it catches dimensional errors before anything arrives on site.

The smart home system was one of the more involved technical packages on this project. We installed a centralised home automation system that controls lighting scenes, HVAC zoning, motorised blinds, a multi-room audio setup, CCTV, and access control. The key was early coordination: our electrical team ran the control cabling and data infrastructure during the rough-in phase, well before wall finishes went up. Retrofitting this kind of system after plaster is costly and messy, so getting the wiring right the first time was non-negotiable.

Bathroom specifications included wall-hung sanitaryware, frameless glass shower enclosures, and underfloor heating — all of which needed to be set into the screed and waterproofing layers at the right stage. Our site team managed this sequencing daily to avoid any rework.

Landscape and Outdoor Living Areas

The outdoor scope included a private pool, a shaded outdoor kitchen with built-in BBQ and counter seating, hardscaped entertaining terraces, and soft landscaping tied into the community's irrigation network.

Pool construction was handled early in the programme while we still had crane access and open ground for excavation. The pool shell, filtration room, and associated plumbing were completed before landscape hardscaping began around it — a sequencing decision that avoided the access problems you often see when pools are left until late in the build.

Landscape irrigation was connected to the community's treated wastewater supply (TSE line), which is standard for Dubai Hills and reduces long-term water costs for the homeowner. Planting, lighting, and boundary treatments were completed last, timed to the final weeks before handover so the landscaping was fresh for the client walkthrough.
